Preventative Tree Maintenance

Liberty Commons’ Board of Trustees has selected a tree removal contractor, M&M Trees LLC, to address preventative tree maintenance, potential liabilities, perimeter vegetation encroachments and tree branches interfering with certain decks, patios and walks. The tree removal contractor will make professional judgements on some of the planned work to be performed and consult with Liberty Commons’ Board of Trustees for authorizations, as needed. The approved scope of work is as follows:

Buildings 1 and 2

  • Trim the branches on tree that overhangs the front walk that services Unit 2, as necessary
  • Trim the branches that overhang some of the decks and the rear walk of Building 1
  • Remove the tree directly behind Unit 26 and Unit 28
  • Remove the dead trees, broken tree limbs, and remove some of the vines entangled in trees between Building 1 and 2 near the dumpster enclosure
  • Trim the branches that overhang the fence and signs on the south side of Gates Crossing and that interfere with snow removal equipment
  • Trim the low hanging branches on the birch tree at the east side of the parking in front of Building 2 near Unit 32

Building 3

  • Remove the trees directly behind Unit 9 and 11
  • Remove the trees directly behind Unit 13 and 15
  • Trim the branches and/or remove the tree behind Unit 21 and Unit 23
  • Stump grind the cluster of trees that were struck by lightning
  • Remove low hanging branches on the east end of the front parking lot between Unit 1 and Unit 3 and Old Mill Road to permit the stacking of snow in the winter months

Building 4

  • Trim the branches and/or remove the tree behind Unit 37 and Unit 39

Building 5

  • Remove the tree directly behind Unit 45 and 47

Building 6

  • Remove the tree directly behind Unit 77 and Unit 79
  • Remove the tree directly behind Unit 85 and Unit 87
  • Remove the tree directly behind Unit 93 and Unit 95
  • Remove the tree(s) overhanging the rear walk and remove vines and perimeter vegetation, as necessary

Building 7

  • Remove the tree directly behind Unit 88 and Unit 90
  • Remove the tree directly behind Unit 92 and Unit 94

Building 8

  • Remove a dead tree behind Building 8 within the perimeter tree line behind Unit 105 and Unit 107 on the opposite side of the split rail fence

Building 9

  • Remove tree branches that are encroaching on the side of Unit 149 and Unit 151 and at the tree removal contractor’s discretion any small trees that are or may impact the building or equipment access to the rear of the building, as necessary

Building 10

  • Trim the branches and/or remove the tree directly behind Unit 152 and Unit 152
  • Trim the branches and/or remove the tree directly behind Unit 172 and Unit 174
  • Remove the tree directly behind Unit 160 and Unit 162

Building 11

  • Trim the branches that overhangs the rear walk of Building 11 and at the tree removal contractor’s discretion any small trees that are or may impact the use of the rear walk or interfere with Building 11 and its Units’ decks and patios
  • Remove the tree directly behind Unit 157 and Unit 159
  • Remove the tree directly behind Unit 169 and Unit 171
  • Remove the tree directly behind Unit 173 and Unit 175

If there were any trees that were overlooked that pose any liability, then Liberty Commons’ Board of Trustees will make the necessary decisions to address or remove them with the tree removal contractor. If Unit Owners have any concerns with trees that do not appear on the aforementioned list, then they should contact Liberty Commons’ Managing Agent in writing immediately and Liberty Commons’ Board of Trustees will make a determination whether a change order will be authorized or not.

The scheduled scope of work may being as soon as this week (Tuesday, August 22, 2017 though Friday, August 25, 2017) or next (Monday, August 28, 2017 through Friday, September 1, 2017) and could take several days to complete, with a dependence on weather conditions. Work will be performed during daylight hours and is permitted to start as early as 7:00 AM EST in compliance with the City of Leominster’s Noise Ordinance.

No vehicles should be parked in the parking space between the dumpster between Units 151 and 153 and Unit 153, so east of what people refer to as the drive-up dumpster between Buildings 9 and 11. Vehicles normally parked in this area should be parked in the parking spaces along the island between Buildings 10 and 11.


The aforementioned building breakdown is as follows: Building 1 (2-16 Gates Crossing), Building 2 (18-32 Gates Crossing), Building 3 (1-23 Berrington Road), Building 4 (25-39 Berrington Road), Building 5 (41-71 Berrington Road), Building 6 (73-103 Berrington Road), Building 7 (80-102 Berrington Road), Building 8 (105-119 Berrington Road), Building 9 (121-151 Berrington Road), Building 10 (152-174 Berrington Road), and Building 11 (153-183 Berrington Road).
